Gioia 22 is a new, landmark office tower developed by COIMA SRG and designed by international architectural firm Pelli Clark & Partner Architects*, divided on 26 floors above ground reaching 120 meters, located in the heart of Porta Nuova Garibaldi, in Milan. The building has become one of the most iconic skyscrapers in Italy and a world benchmark in terms of energy efficiency, thanks to its innovative design that incorporates unprecedented standards of technological innovation and environmental sustainability. An ad-hoc facade design has been developed to mitigate the heat loss and the thermal bridges, giving a significant contribution to the whole building energy-saving strategy. Low-emission and high-selective glass coatings and sunshades contribute to control the solar radiation.

 

The high-performance façade features many technological and sustainable elements such as the 2,345 units with integrated Photovoltaic modules – 44 different dimensions and several unis with irregular shape as active PV glass – that exceed 5,000 m2 of the surface. Onyx Solar collaborated in partnership with Permasteelisa Group to develop the Photovoltaic Façade of this building. The photovoltaic glass integration provides a PV system counting on approx. 800 kWp of installed power. The PV glass has a configuration of 6 mm + 6 mm Heat Strengthened glass layers with 1.80 mm EVA encapsulant. The PV glass is covered with maximum cell density since the application is the opaque and spandrel area of the building. The tower generates more than 65% of renewable energy, thanks to power-optimised BIPV modules and to free-cooling becoming a Nearly Zero Energy Consumption Building.

 

Torre Gioia 22 has achieved LEED® certification thanks to a Cradle-to-Cradle approach in the choice of materials that at the end of their life, they can be truly recycled (upcycled). In addition, the tower has over 6,000 m² of photovoltaic panels, reducing the energy needs of the other Porta Nuova towers by three quarters. The tower reduces carbon dioxide emissions by 2,260 compared to the previous building.
